How to Read an Inspection Report

A home inspection report can feel overwhelming at first. It is often filled with technical terms, photos, and a long list of findings. For many buyers and sellers, the real challenge comes from understanding what a report actually means.

Knowing how to read an inspection report helps you focus on what matters most and make confident decisions moving forward.

Understand the Purpose of the Report

An inspection report is not a pass or fail document. Rather, it’s a detailed summary of the home’s condition at the time of the inspection.

The report is designed to:

  • Identify visible issues

  • Highlight safety concerns

  • Provide insight into the condition of major systems

  • Help you understand what may need repair or maintenance

It is a tool to guide decisions, not a reason to panic.

Start with the Summary Section

Most inspection reports include a summary that highlights the most important findings.

This section typically focuses on:

  • Major defects

  • Safety concerns

  • Items that may require immediate attention

Start here to get a high-level understanding before diving into the full report.

Learn the Difference Between Major and Minor Issues

Every home will have a list of findings. The key is knowing which ones matter most.

Major issues are typically to do with:

  • Structural concerns

  • Roof damage or active leaks

  • Electrical hazards

  • Plumbing problems

  • HVAC systems not functioning properly

Minor issues are usually:

  • Cosmetic imperfections

  • Normal wear and tear

  • Small maintenance items

Not everything in the report needs to be fixed right away.

Pay Attention to Safety Concerns

Safety-related items should always be taken seriously.

These may include:

  • Faulty electrical components

  • Gas or carbon monoxide risks

  • Missing safety features like GFCI outlets

  • Trip or fall hazards

These issues are often prioritized during negotiations.

Review Photos and Comments Carefully

Inspection reports usually include photos and detailed comments for each finding.

Take time to:

  • Look at the images for context

  • Read the inspector’s notes

  • Understand where the issue is located and how serious it may be

This helps you visualize the condition of the home beyond just written descriptions.

Focus on Big Picture Costs

Instead of getting stuck on every small item, think about the overall impact.

Ask yourself:

  • What will this cost to fix?

  • Is this something that needs immediate attention?

  • Can this be handled over time?

This approach helps you prioritize and plan.

Use the Report for Negotiation

For buyers, the inspection report is one of the most important tools during negotiations.

You can use it to:

  • Request repairs

  • Ask for credits

  • Renegotiate the purchase price

For sellers, it provides insight into what buyers may focus on and how to respond.

Ask Questions

If anything in the report is unclear, do not hesitate to ask the inspector.

A good inspector will:

  • Explain findings in simple terms

  • Clarify the severity of issues

  • Help you understand what steps to take next

The report is only valuable if you understand it.

Keep It in Perspective

No home is perfect. Even newer homes will have some findings.

The goal is not to find a flawless property. It’s to understand the condition of the home and make an informed decision.
