It’s easy to assume that a brand-new home is flawless. Everything is fresh, clean, and never lived in. But new construction homes can still have issues, and sometimes those issues are harder to spot.

A professional inspection is just as important for a new build as it is for an older home.

Why New Homes Still Have Problems

New construction homes are built quickly, often with multiple crews working on tight timelines. With so many moving parts, mistakes often happen.

Common issues found in new builds include:

  • Improperly installed roofing or flashing

  • Electrical wiring mistakes

  • Plumbing connections that are not fully secure

  • HVAC systems that are not calibrated correctly

  • Incomplete or rushed finishes

These are not always visible during a standard walkthrough.

The Builder Inspection Isn’t Enough

Builders typically perform their own inspections, but those are not the same as hiring an independent inspector.

Builder inspections are focused on:

  • Meeting minimum code requirements

  • Passing municipal inspections

An independent inspection focuses on:

  • Quality of workmanship

  • Long-term performance of systems

  • Identifying issues before they become costly problems

Having a third-party review the home ensures nothing important is overlooked.

When Should You Get a New Construction Inspection?

There are several key points during the building process where inspections are especially valuable.

1. Pre-Drywall Inspection

This happens before the walls are closed up. It allows the inspector to review:

  • Framing

  • Electrical wiring

  • Plumbing lines

Once drywall is installed, these areas are no longer visible.

2. Final Inspection Before Closing

This is the most common inspection. It ensures:

  • All systems are installed and functioning properly

  • There are no major defects before you take ownership

3. 11th Month Warranty Inspection

Before your builder's warranty expires, an inspection can identify issues that should be repaired at no cost to you.

Small Issues Can Become Big Problems

In new construction, even minor oversights can lead to larger issues over time.

For example:

  • A small roof flashing issue can lead to water damage

  • Poor grading around the home can cause drainage problems

  • Improper HVAC setup can increase energy costs

Catching these early helps prevent expensive repairs later.

Protect Your Investment from Day One

A new home is a major investment, and it should perform the way you expect.

An inspection gives you:

  • Confidence that the home was built correctly

  • A chance to address issues before closing

  • Documentation you can use with the builder if repairs/changes are needed

It is a simple step that can save time, money, and frustration.
