Residential Home Inspection Checklist for Buyers 

Buying a home is exciting, but it also comes with a lot of unknowns. A thorough inspection helps you understand exactly what you are getting before you commit. 

This checklist gives you a clear breakdown of the key areas every buyer should pay attention to during a residential home inspection. 

Exterior 

Start with the outside of the home. This is your first layer of protection against weather and long-term damage. 

Check for: 

  • Roof condition and visible damage  

  • Gutters and proper drainage  

  • Siding, brick, or exterior materials  

  • Windows and doors for sealing and damage  

  • Grading around the home to ensure water flows away  

Foundation and Structure 

The structure is one of the most important parts of the home. 

Look for: 

  • Cracks in ceilings between joints  

  • Uneven floors  

  • Doors and windows that do not close properly  

  • Signs of shifting or settling  

These can indicate larger structural concerns. 

Roof and Attic

HVAC System

Interior 

The inside of the home can, of course, reveal signs of larger problems. 

Check: 

  • Walls and ceilings for cracks or stains

  • Door and window functionality

Appliances and Additional Features 

Built-in appliances and extra systems should also be reviewed. 

This includes: 

  • Oven, dishwasher, and garbage disposal

  • Optional features like pools or septic systems
