Residential Home Inspection Checklist for Buyers

Buying a home is exciting, but it also comes with a lot of unknowns. A thorough inspection helps you understand exactly what you are getting before you commit.

This checklist gives you a clear breakdown of the key areas every buyer should pay attention to during a residential home inspection.

Exterior

Start with the outside of the home. This is your first layer of protection against weather and long-term damage.

Check for:

  • Roof condition and visible damage

  • Gutters and proper drainage

  • Siding, brick, or exterior materials

  • Windows and doors for sealing and damage

  • Grading around the home to ensure water flows away

Foundation and Structure

The structure is one of the most important parts of the home.

Look for:

  • Cracks in ceilings between joints

  • Uneven floors

  • Doors and windows that do not close properly

  • Signs of shifting or settling

These can indicate larger structural concerns.

Roof and Attic

The roof protects everything inside the home, and the attic can reveal hidden issues.

Inspect:

  • Shingles and flashing

  • Signs of leaks or water damage

  • Insulation levels

  • Ventilation and airflow

Electrical System

Electrical safety is critical in any home.

Check:

  • Electrical panel condition

  • Proper labeling of breakers

  • Outlets and switches are working correctly

  • Presence of GFCI outlets in required areas

  • Any exposed or outdated wiring

Plumbing System

Plumbing issues can be expensive if not caught early.

Look at:

  • Water pressure and flow

  • Visible leaks under sinks and around fixtures

  • Water heater condition and age

  • Drainage speed

  • Signs of corrosion or old piping

HVAC System

Heating and cooling systems affect both comfort and cost.

Inspect:

  • Age and condition of the system

  • Airflow throughout the home

  • Thermostat operation

  • Any unusual noises or smells

Interior

The inside of the home can, of course, reveal signs of larger problems.

Check:

  • Walls and ceilings for cracks or stains

  • Flooring condition

  • Door and window functionality

  • Signs of water damage or mold

Appliances and Additional Features

Built-in appliances and extra systems should also be reviewed.

This includes:

  • Oven, dishwasher, and garbage disposal

  • Garage door operation

  • Irrigation systems

  • Optional features like pools or septic systems

What to Do After the Inspection

Once the inspection is complete, review the report carefully.

Use it to:

  • Understand the home’s condition

  • Plan for future maintenance

  • Negotiate repairs or pricing

  • Decide if you want to move forward
